While requesting a quote or booking an appointment, we’ll ask for some basic information including:

    • The property address.
    • Your name, address, email address, and phone number.
    • The name, agency name, email address, and phone number of your agent and the listing agent.

If you have opted to have additional services performed such as radon testing or a sewer scope inspection, we’ll plan dates and times for these services as well.

Upon scheduling your appointment, you’ll receive an email containing our Agreement and request for payment. Please read the agreement as it details the scope of our work. Payment is required in advance of our scheduled appointment. Should you need to reschedule, you’ll receive a revised agreement with the new date. If you need to cancel, please notify us as soon as possible.

On the day of your scheduled home inspection, we’ll arrive with tools and equipment cleaned to our COVID-19 safety standards. Weather and roof conditions permitting, we’ll walk the roof to make observations and identify any deficiencies as defined in our standards of practice. We’ll then inspect the exterior items, prior to inspecting the home interior and home systems. Details of the inspection items can be found in our Standards of Paractice.

We take the time necessary to be as thorough as possible. Our typical on site home inspection takes four to five hours.

Upon completion of the home inspection, we’ll let you know when you can expect the electronic report to be delivered. In many cases, the report may be delivered on the same day of the inspection. In some cases, an item may require further research based on our findings. In this case, the written report may be delivered the following day. If you have any special requirements, please be sure to let us know when scheduling your inspection.

While practicing proper COVID safety guidelines, we encourage you to attend the inspection when practical and possible. This allows us to show you items we discover and for you to ask any questions regarding these items. At conclusion of the inspection, we’ll review our overall findings with you before leaving.

If for any reason you are not able to attend the inspection, we’ll schedule either a video conference or audio call to review the report and to make sure any questions you may have are fully answered.

During our inspection, we’ll document the model and serial number of the major appliances (furnace, hot water heater, air conditioning, washing machine, clothes dryer, refrigerator, oven, built in microwave, dish washer, and automatic garage door opener) when that information is easily observable. We’ll submit this information for a check against known manufacturer recalls.

At the completion of the report, we’ll send you and your real estate agent an electronic copy of your home inspection report. It includes our observations, the relevant standard, and pictures of the items. The software we are using has some interactive features that allow you to view the full report, view a summary, or a list of discovered safety issues.,
